Take the example of a typical listing for a mixed-use building: a shop on the ground floor and two apartments above. The headline reads: “Shop for sale – 50 m²”
The mistake is immediate 👇
1️⃣ The 50 m² doesn’t represent the total surface of the building (what the buyer is actually buying), just the footprint or the surface of the shop. The rest of the building disappears from the statistics. 2️⃣ If you divide the sale price by those 50 m², you get a gigantic and completely wrong price per m². 3️⃣ Add to that AI-edited photos that hide the property’s actual state of disrepair, and you end up with poor-quality input data.
If you feed these “raw” listings into your spreadsheets or valuation reports without surgical cleaning, your conclusions are skewed.
You end up making decisions on shaky foundations.
