This average hides clear disparities:
- Saint-Gilles (+1200%), Etterbeek (+1100%) and Woluwe-Saint-Lambert (+1029%) have evolved much more strongly than the others
- Koekelberg (+356%) stands out from other municipalities due to its low price increase.

A little context to put the developments into context:
- 1989 : The creation of the Brussels-Capital Region marks a turning point in urban management and urbanization of the region.
- 1993 : The headquarters of the European Union is definitively established in Brussels.
- 2000 : Brussels officially becomes the capital of the European Union with the inauguration of the European Council headquarters. The annual international migration balance doubles in 2021 [1].
- 2004-2007 : The enlargement of the European Union to include new countries from Central and Southern Europe may have had repercussions on the demand for offices and housing in Brussels. Once again, the international migration balance doubled between 2004 and 2010 [1].
Finally, this period is also marked by a drop in overall interest rates and an increase in household income.

Price trends by district in Brussels (2022-2021)
How have prices evolved, district by district, in the Brussels region?
To analyze this trend, we studied the prices of more than 15,000 apartments and houses. The neighborhood-by-neighborhood breakdown allows us to appreciate trends that can vary within the same municipality:

Overall, 2022 marked a stagnation in prices in the most expensive neighborhoods, while others caught up.
- The west of Brussels, where the districts with prices per square meter between €2,000 and €3,000 are concentrated, increased by 3 to 6%.
- The Ixelles and WSP districts are seeing their prices stagnate or even decline (from -2% to 1%). These are also the most expensive municipalities in Brussels, with a price per square meter exceeding €4,000/m2.
- The south of Uccle recorded a growth of more than 5% while the price per square meter is among the highest in the capital.
