What is the worst thing a real estate investor can do?
💸 Buy too expensive ! It’s true for a buy / renovate / resell deal, and it’s true for a rental investment.
That’s why market research is one of the most important steps to carry out, even when investing in a city you know. Why? Because 3 main criteria must be taken into account: location, the condition of the property, and its area.
⚠️ So there isn’t one market, but several markets. The Apartment vs. House market, 2-bed apartment, 2-bed apartment to renovate, etc. These are examples of sub-markets with very different prices.
I would like to make a rental investment, but I am not familiar with my market
The first step for any investor is to know their market, in order to assess the opportunities that arise: what is the right price to buy? how much will I be able to rent it for? what will the profitability of my investment be?
Prices and rents mainly depend on 3 criteria: location, area and condition. The other criteria (terrace, sunlight, elevator, etc.) are actually secondary.

I have just renovated an apartment and need to know the rental prices before putting it on the market
You already own one or more properties that you have put up for rent. You have recently renovated these properties. The rent before renovation therefore has nothing to do with the rent after renovation, especially in a market where the EPC and a property’s thermal performance are increasingly a determining criterion. Market Explorer allows you to filter for renovated apartments (or houses) and find out the average rents depending on your property’s location and area.
I would like to invest in a coliving project and need figures to establish a strategy
Coliving is gaining momentum. It allows tenants to access high-quality apartments in sought-after locations while reducing their common charges, by definition shared. For the investor, it means a higher rental yield obtained thanks to generally higher rents for smaller areas.
So how do you proceed?
- establish the price per m2 for your acquisition (e.g., a single-family house in Uccle) based on the number of bedrooms / areas and based on its condition (average, to renovate, etc.).
- establish the rents for 15–20m2 areas in good condition or renovated in the same neighborhood as your acquisition
- calculate the number of rents collected, vacancy, etc… you will obtain your rental yield.

I have a renovation project: purchase, occupancy, and subsequent resale of a single-family house
You want to buy a house, renovate it, then live in it for a few years before maybe selling it again. To be sure you’re making a sound investment, you need to obtain precise figures based on the property you want to renovate.
- establish the price of the house to renovate: allows you to make an offer at the right price, and prevents you from making a “love at first sight” offer above the market.
- establish the price of the house after renovation: allows you to determine the capital gain in case of resale.
- analyze market trends: will your house increase in value?
- obtain quotes to establish the renovation cost: allows you to determine whether your deal is a good investment compared to the purchase and resale price.
Example: you want to position yourself on a house listed at €390,000 in Tervuren with 140m2. After renovation, its living area will be 180m2.
- Market Explorer allows you to establish a price per m2 of €2,200/m2, i.e. €308,000 before renovation.
- then, to establish a price per m2 of €2,900/m2 after renovation, i.e. €522,000 by gaining 40m2 previously not habitable.
- the house is located in Tervuren, where the price is increasing by 3% each year.
- your renovation costs amount to around €200,000.
Your capital gain is then 522,000-200,000 = 322,000€, which is barely higher than the market price (€309,000) but well below the asking price (€390,000) and does not take into account registration duties and various fees.
